Scholars based on Quran and Sunnah have said that if you want to marry a Muslim Sister who is your zina mate, you just need to separate for a minimum of 3 months, both must regret and seek forgiveness then both can decide to marry in the halaal way.
Abdullah Ibn Mas’ud, may ALLAH Azzawajal be pleased with him, was asked about a man who has illicit intercourse with a woman and then marries her. Abdullah recited the verse, “Those who do evil deeds and then repent afterwards and have faith, verily your Lord after that is forgiving and merciful.” (7:153).

This means both can seek forgiveness and then marry. The reason for the separation for 3 months is to ensure the sister is not pregnant before marriage.
